The South Garland Avenue Catalyst Area Plan has been initiated to study the corridor between Miller Road and the Garland City limits. The purpose of the study is to identify the real estate market outlook for the area, to create an implementation plan for physical and economic improvement. The project continues the implementation of the Envision Garland Comprehensive Plan (PDF), adopted in 2012.
Demolition of the former Hypermart site within the study area was initiated in May 2018. Demolition of the 226,000 square foot building creates a unique opportunity for redevelopment along the corridor to expand opportunities for employment, residential, and neighborhood amenities.

The $1.8 billion LBJ East Expansion Project, which includes recommendations for continuous frontage roads for the area, will provide direct access to properties within the corridor further enhancing development potential in the area.
